OVERVIEW

We look for vacant land in the western United States for the ground-up development or redevelopment of shopping centers and mixed-use (retail-residential ) centers located at key intersections and near other retail and mixed-use projects. We will also acquire existing retail or mixed-use projects for value-added redevelopment and/or parcelization. Our experienced development team manages all aspects of the development process, from New Development Opportunities to Repositioning and Value-Added Opportunities, as well as Land Development and Homebuilding Services and Municipal Consulting Services. Our acquisitions services include project feasibility, market evaluation, site acquisition, and much more.

With over 32 years of experience developing, repositioning, and managing retail development, Rawson Blum & Leon (RBL) is uniquely qualified to undertake retail development projects in the western United States. Whether it’s an outright sale or a joint venture, we view our relationship with sellers/owners as a partnership. We also have over a century of collective experience shaping successful projects, processing government approval, and providing outstanding financing vehicles. The result? We’ve been able to develop over 50 projects totaling over 5,000,000 square feet with an aggregate value of more than $700,000,000.

RBL and its partners have market-by-market experience understanding tenant site selection, design, construction coordination, and governmental approval needs. We also understand local design requirements, plus the planning and entitlement processes. This market knowledge helps RBL attract high-profile anchor tenants, and create the finest neighborhood, community, lifestyle, power, and regional centers.

In addition, RBL understands the need to work closely with neighbors, local officials, and other stakeholders. This community partnership is particularly important when undertaking the redevelopment of difficult urban in-fill projects or working to revitalize an area. Creating a “sense of place” with the community’s interest in mind is always our goal. Finally, RBL has many institutional and private investors, including a joint venture with Weingarten Realty Investors (NYSE: WRI), the Houston, Texas-based REIT. Many of RBL’s institutional and private investors have continued as clients for decades.

As a fully integrated real estate firm, we offer a full range of development, leasing, asset management, and property management services. Our experienced acquisitions and development team manages all aspects of the development process, including project feasibility, market evaluation, site acquisition, land planning and engineering, plus all aspects of the public entitlement process, including public incentive and the very complex zoning process.

In sum, RBL is an experienced developer with many anchor tenant relationships, offering a seller or partner greater certainty that time frames will be met as closely as possible, and a successful project with financial and design integrity will be accomplished.

RBL looks for opportunities where a significant difference between the going-in and the stabilized cap rates can be achieved.

LAND DEVELOPMENT & HOMEBUILDING SERVICES

RBL offers a variety of services to the homebuilding industry ranging from project feasibility studies to planning and development services. These services are offered on a fee basis or in partnership with our clients specializing in land entitlement and homebuilding.

MUNICIPAL CONSULTING SERVICES

RBL offers a variety of services to the public sector. RBL consults with cities and counties on identifying opportunity sites, strategic positioning within the municipalities trade area, project feasibility for opportunity sites, economic development, and marketing strategies. These services are offered both on a fee basis or in partnership with a governmental agency when desired.
